Henry was a mine of information and very knowledgeable about the process and its pitfalls. Henry advised that buying a house on auction requires a lot of preparation, getting the right people - e.g., solicitor...- lined up to properly conduct the due diligence before bidding. Also, this means that there is money to be spent (at least for non professional investors like us) before bidding and even if we don't win the auction. Henry also provided a lot of insights on the fact that buying a house cheaper on auction is often a myth! On auction you buy houses at their market value 🙂 and there is always a risk that we may trip up! It is a risky process! The first thing to say was how generous Henry was with his time and expertise even before we formally appointed him as our search agent - we're talking multiple phone calls with a wealth of advice. But once we decided that we'd like our hands held through the whole process and signed up the full-fat Buying Agent service, Henry and his brother Richard in particular (who was in charge of our search) were instrumental in us finding our dream home. It took time - years not months - and we had our fair share of frustrations, but through all of it, Richard was always there not only to provide unflagging practical help with good humour, but also to keep our minds focused on the right priorities (including gentle challenges to our assumptions when needed) and never losing sight of the big prize. And once the deal was agreed on the house, we were frankly astounded at how the Pryors' well-oiled machine (including their superlative little black book of contacts) just took care of the process. We signed papers as and when needed, but everything else was essentially taken care of, including a whole lot of legwork on Richard's part to find quotes for remediations which was well above and beyond anything we were expecting. Long story short, our new house is absolutely perfect, we can't believe it's ours, and we couldn't have done it without the Pryors.

Having him there to bounce ideas off and give a critical analysis of different flats, values, and areas was incredibly helpful and took the strain out of the buying process. But where he really shone was in the post-sale process. One of ours was incredibly fraught, and there is no doubt that the deal would have foundered without Henry's involvement. His knowledge and, in particular, how to handle agents, buyers, and sellers and diffuse tricky situations is second to none. We completed last Thursday and toasted Henry because, without him, we'd still be looking now. When considering whether to instruct him, have a mind to the post-sale process because if it proves to be at all difficult, then having Henry on your side will increase your chances of a successful outcome tenfold. Highly recommended.

We signed up for the Pocket Agent service and it was well worth the money. After reflection and advice from Henry we realised we would have been rushing in, for many reasons. Our search ended up taking longer than expected but Henry was always very generous with his time and happy to chat. I particularly appreciated his advice on mortgage brokers, choice of solicitors, taking out buyers insurance for costs (if purchase doesn’t complete) plus strategy for our property sale - practical things that are very important and made a big difference to our ability to execute. I would recommend using him to anyone who wants a good advisor to help them through what is a very important decision.

I went into the whole process basically just wanting to pay people to do all the work for me. i.e. me describing what I want, and somebody else going and searching for homes, suggesting areas, arranging viewings, dealing with estate agents and solicitors etc. etc. I work a full time job so the prospect of dealing with the whole process myself was quite daunting. Henry and Rosie were exactly what I wanted in this regard, and did a fantastic job. Henry quickly identified an area that suited my requirements, and Rosie went off searching for listings based on my tastes. After just a few viewings we struck gold with a really nice 3 bed semi, fantastic garden, and in the perfect location. After my initial viewing Rosie also visited the house herself to make sure everything was in order and do a little negotiation with the sellers face-to-face. Things moved pretty quickly and smoothly from this point on. Henry has recommendations for mortgage brokers, solicitors, surveyors, etc. I took the lazy route and just picked the first suggestion for everything. All did a great job. It was an amazing experience being stuck in meetings at work but seeing emails flying around and knowing Henry and Rosie were on top of things and keeping the process going. The only downside is that a month after the move my living room is still filled with enough cardboard and packaging to sink the Titanic. Oh, and I'm already sick of mowing the lawn. And I think I'm developing a cigar habit. But that's on me, I guess.

We met with a few buying agents and Henry was the best fit for us. We were reassured by his experience and his approach to the process (down to earth, honest and a sense of humour). Deciding to work with Henry was the best decision we made; he is the person to have in your corner when you are making the biggest financial commitment of your life. We finally completed on our family home in the end of March, almost a full year since engaging Henry! Henry guided us away from properties we thought were good for us (perhaps our patience wearing thin), and helped us secure our amazing family home (within our budget), through a very messy and protracted sale process. He kept us (and everyone else from the selling agent, lawyers, insurance broker and mortgage broker), on track and focused. Buying a house is stressful, but we didn’t feel it as much with Henry in our corner. We had lived in the area for 16 years and we were end of chain, so in theory we should have been able to find our dream home easily. However, we had very specific requirements: 10+ acres, 5+ beds, privacy, commercial potential, and close enough to avoid disrupting schooling. Henry chaperoned us through many false dawns to find our dream home - in most cases, houses that hadn’t yet come to market. He challenged our criteria to make sure he understood our motivations, and set up viewings to help us clarify our wants and needs. Then, at last, we found our dream home - or rather a house that we couldn’t have imagined in our wildest dreams. Needless to say we couldn’t afford it but Henry negotiated it into our ball park and brokered a deal. On to the next challenge - we had to exchange in 1 month otherwise the house moved back out of reach. Once the starting gun fired Henry really came into his own, effortlessly steering us through conveyancing to get to exchange in record time. He connected us with a great team of experts and smoothed the process, directing the team and working several steps ahead. We have no doubt that we would not have found our forever home without Henry. He is a magician!

Making a large value purchase is a scary proposition and Henry was with us every step of the way. From deciding which properties we should look at, how to talk to the agents, negotiating and closing. Every time panic would set in Henry was there to guide us and keep things calm. As a buyer the odds are stacked against you and unless you are a buying professional you need to have someone on your side. Plus he has an excellent network of surveyors etc who we used as well. Richard and Henry guided us patiently and skilfully through a difficult purchase, providing support and endless advice and guidance. He was always available on the end of the phone, has a catalogue of recommendations for other professionals involved, and was absolutely indispensable as a ‘shock absorber’ for the various stresses and pitfalls of the process. He held us back from making a number of bad decisions, and navigated us through several disappointments, which in truth would not have been nearly as satisfactory as the house we are shortly to move in to. And always with a sense of humour!

We met with a few buying agents and Henry was the best fit for us. We were reassured by his experience and his approach to the process (down to earth, honest and a sense of humour). Deciding to work with Henry was the best decision we made; he is the person to have in your corner when you are making the biggest financial commitment of your life. We finally completed on our family home in the end of March, almost a full year since engaging Henry! Henry guided us away from properties we thought were good for us (perhaps our patience wearing thin), and helped us secure our amazing family home (within our budget), through a very messy and protracted sale process. He kept us (and everyone else from the selling agent, lawyers, insurance broker and mortgage broker), on track and focused. Buying a house is stressful, but we didn’t feel it as much with Henry in our corner. We had lived in the area for 16 years and we were end of chain, so in theory we should have been able to find our dream home easily. However, we had very specific requirements: 10+ acres, 5+ beds, privacy, commercial potential, and close enough to avoid disrupting schooling. Henry chaperoned us through many false dawns to find our dream home - in most cases, houses that hadn’t yet come to market. He challenged our criteria to make sure he understood our motivations, and set up viewings to help us clarify our wants and needs. Then, at last, we found our dream home - or rather a house that we couldn’t have imagined in our wildest dreams. Needless to say we couldn’t afford it but Henry negotiated it into our ball park and brokered a deal. On to the next challenge - we had to exchange in 1 month otherwise the house moved back out of reach. Once the starting gun fired Henry really came into his own, effortlessly steering us through conveyancing to get to exchange in record time. He connected us with a great team of experts and smoothed the process, directing the team and working several steps ahead. We have no doubt that we would not have found our forever home without Henry. He is a magician!

Making a large value purchase is a scary proposition and Henry was with us every step of the way. From deciding which properties we should look at, how to talk to the agents, negotiating and closing. Every time panic would set in Henry was there to guide us and keep things calm. As a buyer the odds are stacked against you and unless you are a buying professional you need to have someone on your side. Plus he has an excellent network of surveyors etc who we used as well.
